Step 2: Consider Your Budget & Needs

After contacting us, we will discuss your budget and preferences, such as districts or transport links. Not only should you consider the current status, but also the future development possibilities. We understand that the process can be complicated; therefore, our property experts can assist you in evaluating the overall status and making informed decisions from the early stages.

Step 3: Financial Preperation & Consultancy

Financial preparation could take longer than expected, especially for those from abroad dealing with different country citizen regulations. Hence, it is better to start financial preparation as soon as you decide to buy a property. If you need mortgages, we can connect you with various mortgage brokers, banks, or credit loan companies, such as HSBC or Bank of China, etc.

Step 4: Start Property Searching

Once you have decided on your budget and needs, Lux Living experts will filter out properties that meet your requirements. This is your chance to view the dream houses and explore different neighbourhoods in person.

Step 5: Price Negotiation

Some property prices can be negotiable, the discount varies depending on the developers and the characteristics of the properties. Lux Living will negotiate with the developer to secure the best price for you.

Step 6: Agree The Final Price and Pay

As soon as you and the developer have agreed on the price, you will need to place a deposit to reserve the property. The deposit will be deducted from further payments.

*This is the stage when the solicitors start to participate in the purchase process.*

It should be noted that all transactions or any other information exchanges will be made through solicitors, which indicates that you will not pay or have direct contact with the developers. According to the UK property purchase model, solicitors for both buyers and sellers will be responsible for the legal process. Therefore, this will ensure the safety of the transaction.

Payment Methods

The payment methods vary depending on whether you need a mortgage and whether you are purchasing a forward delivery house or a completed house. Generally, the buyer needs to pay approximately a 10% deposit before the exchange of agreements.

  • If you are buying a completed house with a mortgage, you will need to obtain your mortgage approval before placing the deposit. Then, you will need to pay 10% before the exchange of agreements. The remaining amount of money needs to be paid within a specific period, typically a month.
  • If you are buying a forward delivery house, you will still need to pay 10% in advance. However, the payment schedule for the remaining amount is more flexible and will be based on the house delivery date. The final amount of money will need to be paid on the delivery date. Therefore, we recommend buyers to prepare for the mortgage at least 1 year in advance.

If the buyer does not need any mortgage, the payment date should be remain the same but without some restrictions related to mortgages policies.

Step 7: Exchange Agreements

After the solicitors exchange the agreements, you will have to pay the required amount of money within the time period on the agreements.

Step 8: Finalise & Move In

After you pay the full amount of money, the solicitors will finalize the transaction by completing property registration and paying the stamp duty.
